Industrial Roof Clean & Liquid Re-Coat
Framptons Ltd, a specialist food and beverage processing company, had been battling persistent leaks across three interconnected asbestos cement roofs totalling 3,000m². For years, reactive patch repairs had been carried out, but the underlying issues remained unresolved—leading to regular internal disruption and increased maintenance costs.
A durable, long-term waterproofing solution was essential. However, overcladding was ruled out by the landlord, who understandably rejected the idea of installing a new roof over the existing asbestos sheets.
Total Cladding and Roofing were brought in to deliver a complete surface refurbishment and gutter lining solution that would not only extend the lifespan of the roofs but also align with both building compliance and leaseholder requirements.
Project Challenges
The primary issues stemmed from years of weather-related degradation of the asbestos cement sheets. Heavy storms had further accelerated the wear of the surface and bolt fixings, causing water ingress at multiple points.

Our Solution
To deliver a compliant, cost-effective refurbishment with minimal impact on operations, we proposed the following:

Full Pressure Cleaning with Wastewater Containment
All three roofs were cleaned using a controlled pressure-wash system. Contaminated wastewater was filtered to 5 microns to prevent environmental contamination—ensuring responsible asbestos handling. -
Surface Preparation & Asbestos Roof Coating
Following preparation, the roof surfaces were coated with a high-performance waterproofing system. This sealed the aged asbestos sheets and bolt fixings to create a long-lasting, weather-resistant membrane. -
Gutter Lining Installation
Existing gutters were thoroughly cleaned and relined with a durable, seamless membrane system. This not only stopped current leaks but also prevented future failures at typical weak points.
