Solution

Industrial Roof Clean & Liquid Re-Coat

Framptons Ltd, a specialist food and beverage processing company, had been battling persistent leaks across three interconnected asbestos cement roofs totalling 3,000m². For years, reactive patch repairs had been carried out, but the underlying issues remained unresolved—leading to regular internal disruption and increased maintenance costs.

A durable, long-term waterproofing solution was essential. However, overcladding was ruled out by the landlord, who understandably rejected the idea of installing a new roof over the existing asbestos sheets.

Total Cladding and Roofing were brought in to deliver a complete surface refurbishment and gutter lining solution that would not only extend the lifespan of the roofs but also align with both building compliance and leaseholder requirements.

Project Challenges

The primary issues stemmed from years of weather-related degradation of the asbestos cement sheets. Heavy storms had further accelerated the wear of the surface and bolt fixings, causing water ingress at multiple points.

Key challenges included:

  • Active operations within the facility requiring non-disruptive external-only works

  • Unpredictable weather, which caused minor delays

  • A requirement to meet the landlord’s specification with no overcladding

Our Solution

To deliver a compliant, cost-effective refurbishment with minimal impact on operations, we proposed the following:

  • Full Pressure Cleaning with Wastewater Containment
All three roofs were cleaned using a controlled pressure-wash system. Contaminated wastewater was filtered to 5 microns to prevent environmental contamination—ensuring responsible asbestos handling.

  • Surface Preparation & Asbestos Roof Coating
Following preparation, the roof surfaces were coated with a high-performance waterproofing system. This sealed the aged asbestos sheets and bolt fixings to create a long-lasting, weather-resistant membrane.

  • Gutter Lining Installation
Existing gutters were thoroughly cleaned and relined with a durable, seamless membrane system. This not only stopped current leaks but also prevented future failures at typical weak points.

Outcome

✔ Long-term waterproofing solution
10-year system guarantee
✔ Works completed without overcladding, satisfying landlord requirements
✔ Reactive maintenance costs eliminated
✔ Improved drainage with relined gutters
✔ Delivered on budget, despite weather delays

Client Benefits

  • Zero Disruption to Production
All works were completed from the roof exterior with no need for internal access, allowing Framptons to maintain full operations throughout.

  • Landlord-Approved Solution
The coating and gutter lining solution met all compliance requirements without the need for structural changes or additional loading on the building.

  • Enhanced Longevity & Value
The roofs are now sealed, insulated, and protected for the long term—preventing future leaks and extending building lifespan.

Summary

This project demonstrates the value of asbestos roof coating and gutter lining as a clean, non-invasive alternative to full replacement or overcladding—particularly in leased or operational buildings where disruption must be kept to a minimum. Total Cladding and Roofing delivered a safe, long-term solution for Framptons Ltd, securing the site’s future without interrupting business.
